Fort Mill Neighborhoods: Avery Lake

Several Fort Mill area developments have homes included in the Parade Charlotte 2013. This free new home tour started last weekend and will continue this weekend (April 19-21) and the following weekend (April 26-28). Homes will be open for viewing Friday and Saturday from 11am-6pm and Sunday from 1pm-6pm. Whether you are in the market for a new home or just touring new homes to get design ideas for your current home, Parade Charlotte is an easy way to see many homes in one afternoon.

In all, more than 70 homes in the Charlotte area are included in Parade Charlotte. They can be viewed at www.paradecharlotte.com.

Evans Coghill has a home on tour in Baxter Village as well as one at Riverwalk in Rock Hill. The Baxter Village home is located at 1004 Periwinkle Lane and has 5 bedrooms, 3900 square feet, and is listed at $619,000. The Riverwalk home (508 Jones Mill Lane) is 3 bedrooms, 2,500 square feet, and is listed at $325,000.

Saussy Burbank also has a home on tour in Baxter Village as well as two homes in Riverwalk. The Baxter home, 444 Hollyhock Lane, is 3 bedrooms, 2,500 square feet, and $251,380. Both Riverwalk homes are on Herrons Ferry Rd. One is a 3 bedroom home selling for $254,900 and the other is a 4 bedroom home listed at $308,100.

In the Springfield Development, David Weekley Homes has their Model Home on tour. Pictures of the home can be viewed here. The home is 5 bedrooms, 3987 square feet, and has a 3 car garage.

A second David Weekley home can be viewed in Massey, a new development out Doby’s Bridge Rd. This home has 4 bedrooms and 3263 square feet.

Indian Land Neighborhood: Wakefield

Wakefield is a new home community in Indian Land, SC (Lancaster County) on Regent Parkway. True Homes, the largest new home builder in the Charlotte area, is the builder in the community. They also are building in Adler Grove, located just a mile or so down Regent Parkway, but in the Fort Mill School District.

Some of the advantages to living in Wakefield include low Indian Land taxes and its close proximity to shopping and dining in Pineville (only a 5 minute drive to Carolina PLace Mall) as well as the Ballantyne area of Charlotte. Furthermore, True Homes is known for building a lot of house for the money and there are many homes in Wakefield with 4-6 bedrooms.

Indian Land Neighborhoods

True Homes builds a variety of floorplans from their Elements Collection in Wakefield. Floorplans vary greatly from 1,700 square foot ranch homes with 2-car garages all the way up to 3,500+ square foot homes with third floors and 3-car garages. New home prices range between $174,000 and $226,900.

The Wakefield has a nice open floorplan on the main level, with a formal dining room open to a large family room. The openness of it makes the space appear very large. Next to the family room is a large kitchen with stainless steel appliances, and island, and room for a breakfast table.

David Weekley Building in New Section of Springfield

The new road has been paved and building is ready to get underway in the new phase of Springfield, a popular Golf Course Community in Fort Mill, SC. David Weekley Homes will be the primary builder in this new section (Evans-Coghill owns a few of the lots) and their furnished Model Home on the corner of Hambly House Dr and Wessington Manor has recently opened. The lots in this new section have golf-course views and are among the most attractive lots in Springfield.

David Weekley Homes has built more than 70,000 homes in 16 cities. They have built numerous homes in Baxter and are currently building in Massey.

Prices for David Weekley homes in this new Springfield Manor section start at $479,000 and square footage ranges between 2,800 and 4,000 square feet. Seven different homeplans are being offered including The Hazelton, The Bridger, The Wingate, The Fenwood, and The Kendrick.

The model home is The Hazelton and has 4-5 bedrooms, 4.5 baths, and a 3-car side-load garage. The master is on the first floor and features a large master bath as well as an expansive closet that connects to the first floor laundry room. Off the rear of the home is a large covered porch with a fireplace that is large enough for both a sitting area and an eating area.

Indian Land Neighborhoods: Rosemont

Rosemont is a new home community located off of Highway 160 in Indian Land. It is a Ryan Home community lined with sidewalks and full of plenty of amenities to keep every member of your family busy. Plus there’s plenty of shopping in nearby Ballantyne and Blakeney.

Fort Mill Neighborhoods: Adler Grove

Adler Grove is a new Fort Mill Neighborhood featuring the Elements Collection from True Homes. True Homes is Charlotte’s largest new home builder, currently building in 60 communities in the Charlotte area.

There are several other new neighborhoods being constructed in the vicinity, all of which are on land that was once a part of Heritage USA. Across from Adler Grove is Bexley and on the other side of Regent Parkway is Stafford Oaks, being developed by Eastwood Homes

Adler Grove is a small development, containing less than 50 lots. Choose from 15 different floorplans in the Elements Collection, ranging in price from $174,900 to $226,900. There is no Model Home in Adler Grove, but you can visit the Sales Center in nearby Wakefield to get information on Adler Grove.

There are currently a number of homes under construction that should be ready for occupancy soon. Homes in Adler grove will range from 3-6 bedrooms and 1,600-3,500 square feet. Exterior construction is vinyl siding with cedar and stone accents. Homes feature 2 car garages, plenty of windows, and wood floors in the living areas.

About half of the lots overlook the small lake that is behind the old PTL property. The tower seen in the picture has been unoccupied for over 2 decades and its fate is unknown. Morningstar Ministries owns it and the surrounding buildings.

Adler Grove residents will have use of the Regal Manor Clubhouse and Pool. Residents will attend Sugar Creek Elementary, Springfield Middle, and Nation Ford High School. Adler Grove’s location is in close proximity to both Pineville and Ballantyne as well as I-77.

Turn left on Carowinds Blvd (US-21 S). Turn left onto Regent Parkway by the Food Lion. Drive straight for several miles and turn right onto Starlight Dr near the old PTL Tower. Adler Grove will be on your right.

Fort Mill Neighborhoods: Avery Lake

Avery Lake is a Fort Mill Neighborhood consisting of a variety of housing: single family homes, townhomes , and apartments. Located off of Steele Rd, it consists of approximately 200 acres donated by the Close family to provide affordable housing for Fort Mill residents.

Most of the housing has been built in the last 10 years by Community Housing, Inc. There are only about 6 lots left to build on with 15 floorplans to choose from. Resales for single family ranch homes, which are typically 3 bedroom/ 2bath and around 1,000-1,2000 square feet, range from $100,000 to $150,000. Lot sizes average around 1/4 of an acre and most homes have vinyl siding. Townhomes generally sell around $100,000.

Avery Lake has a fantastic location adjoining Anne Springs Close Greenway, one of Fort Mill’s greatest treasures. The Greenway consists of more than 2,000 acres and contains numerous trails for biking, hiking, and horseback riding. Also nearby are Leroy Springs Recreation Complex and the shops and restaurants of historic downtown Fort Mill.

Avery Lake residents attend Fort Mill Elementary, Fort Mill Middle School, and Nation Ford High School. Both Fort Mill Elementary and Fort Mill Middle School are just a short drive from Avery Lake.
