Fort Mill Neighborhoods: Avery Lake

Avery Lake Fort MillAvery Lake is a Fort Mill Neighborhood consisting of a variety of housing: single family homes, townhomes , and apartments. Located off of Steele Rd, it consists of approximately 200 acres donated by the Close family to provide affordable housing for Fort Mill residents.

Most of the housing has been built in the last 10 years by Community Housing, Inc. There are only about 6 lots left to build on with 15 floorplans to choose from. Resales for single family ranch homes, which are typically 3 bedroom/ 2bath and around 1,000-1,2000 square feet, range from $100,000 to $150,000. Lot sizes average around 1/4 of an acre and most homes have vinyl siding. Townhomes generally sell around $100,000.

Avery Lake has a fantastic location adjoining Anne Springs Close Greenway, one of Fort Mill’s greatest treasures. Fort Mill Neighborhoods: Whitley Mills

Whiltley Mills is a Standard Pacific Homes neighborhood located in Fort Mill just off of Pleasant Rd. This prime location is walking distance to Pleasant Knoll Elementary and is also in close proximity to Baxter Town Center. There are 2 sections to the Whitley Mills Neighborhood. One is made up of single family homes on lots of approximately .2 acres and the other section which is across the street is composed of townhomes. Most homes were built between 2006 and 2008.

Whitley Mills is a friendly sidewalk community with a centrally located pool, playground, and clubhouse. An active HOA puts on community events throughout the year including a Fall Festival and Chili Contest.

Most homes in Whitley Mills are 3 bedrooms/ 2 1/2 bathrooms and range somewhere between 1,500 and 2,500 square feet. Homes typically sell between $175,000 and the low 200s. You’ll find most homes have a well landscaped yard, a 2-car garage, and spacious open floor plans. Many homes also have granite counter tops and stainless steel appliances.

Take Exit 88 (Gold Hill Rd) off of I-77 and turn right. Turn left on Pleasant Rd and right onto Whitley Mills across from Pleasant Knoll Elementary.

Tega Cay Neighborhoods: Lakeshore

Lakeshore is one of the most sought after neighborhoods in Tega Cay, SC. A nice mixture of condominiums, ranch-style homes, and 2 and 3 story homes make up the community. Architectural styles range from craftsman to traditional brick.

Most homes sell from $300,000 to the mid-400s and range from 2,500-4,200+ square feet. Waterfront homes sell for much more. Most of the homes in Lakeshore were built in the last 10 years. Some homes overlook the golf course and others overlook Lake Wylie.

Lakeshore is a highly desirable place to call home because of all the amenities that Tega Cay has to offer. Located right on the shores of Lake Wylie, residents have ample opportunities for boating, jet skiing, and other water sports.

In addition, there are 27 holes of golf available in Tega Cay, enough to keep even the biggest golf fanatic from getting bored. Tennis players will find tennis courts plus multiple opportunities to play league tennis.

Located right within the Lakeshore community are a pool with Rec Center, playground, and a waterfront beach area with a volleyball court.

Life in Tega Cay also offers the convenience of many nearby restaurants and stores. After a day on the golf course, enjoy drinks and dinner at Casual Water at Tega Cay, located in the same building as the Tega Cay Golf Club. If the weather is nice, enjoy your drinks on the expansive deck overlooking the golf course. Other restaurants in Tega Cay are McHales, serving up delicious Irish food, and Ziggys.

Fort Mill Neighborhoods: Stafford Oaks

Stafford Oaks is a brand new Fort Mill neighborhood in Fort Mill being developed by Eastwood Homes. Construction just began several months ago and the Model Home recently opened. Stafford Oaks will have a mixture of ranch, 2 story, and 3 story homes that will range from 1600-3000 square feet. Available homes are priced from $179,990 to $254,990. Lots average around .15 acres.

The available floor plans in Stafford Oaks are well suited for large families with 4 to 5 bedrooms and 3 to 4 bathrooms. Plenty of amenities are available for the most active of families. Located just off of Regent Parkway, Stafford Oaks is part of the Regal Manor Hoa and residents have full access to the community pool, Club House, and playground. The Regent Park public golf course is just a short drive down Regent Parkway.

Eastwood Homes is a local builder based in Charlotte. They are celebrating their 35th anniversary this year. Nearby Almond Glen in Indian Land is another Eastwood Homes Community.

Other neighborhoods surrounding Stafford Oaks are Fallbrook, Stanton Heights, Regent Park, Bexley, and Balmoral.

Stafford Oaks offers the ability to have a brand new home in an established area close to shops and restaurants. Carolina Place Mall in Pineville, NC is just minutes away. Popular Restaurants in the area are The Waldhorn, Harper’s, MJ Donuts, and Two on Earth Bakery.

Fort Mill Neighborhoods: Stanton Heights

Stanton Heights is a new Fort Mill, SC Neighborhood located behind Regent Park. Nearby neighborhoods include Fallbrook, Bexley, and Balmoral. Located just minutes from Pineville NC, many shops and restaurants are easily accessible including Carolina Place Mall, Harper’s Restaurant, and MJ Donuts.

Stanton Heights is made up of beautiful, large custom brick homes. A number of lots are still available for building. Homes in Stanton Heights typically sell for $350,000+, have 4 or 5 bedrooms, and 3,000+ square feet.

 

Stanton Heights homes are less than 5 years old and are designed for modern living with open floor plans, large gourmet kitchens, mudrooms, stainless steel appliances, and 3-car garages. Lots are spacious, in many cases over 1/3 of an acre.

Fort Mill Neighborhoods: Kimbrell Crossing

Kimbrell Crossing is a new Fort Mill, SC development off of Kimbrell Road near the intersection of Doby’s Bridge Rd and Tom Hall St. So far only a few houses have been built and there are many lots available. The housing downturn has taken a toll on Kimbrell Crossing and development has been very slow. Both Essex Homes and Ryan Homes were initially involved in the development, but now Essex is the only builder.

Kimbrell Crossing is a gated community, but currently the gates are left open. I would imagine this will change as more of the development is built.

Essex Homes, a South Carolina homebuilder also building in Fallbrook, is building brick homes priced from the $240s in Kimbrell Crossing. More information on them can be found here.

Kimbrell Crossing’s location is just a short distance from downtown Fort Mill where you can grab a meal at Local Dish and is walking distance to Leroy Springs Recreation Complex. Both Indian Land and the Ballantyne area of Charlotte are minutes away.

Nearby neighborhoods include Stirling, Mckendry, and Ardrey Acres. The proposed Fort Mill Bypass will be tying into Springfield Parkway near Kimbrell Crossing and will be located just to the south and east of the neighborhood. The map for the bypass can be found here.

Fort Mill Neighborhoods: Walden Park

Walden Park is a beautiful Fort Mill Neighborhood located just off of Highway 21 Bypass near downtown Fort Mill. In Walden Park residents have the luxury of living in a quiet neighborhood with easy access to schools, I-77, and the shops and restaurants of Baxter Village. Just down the street you’ll find The Peach Stand which draws people from all over the area with its fresh produce from Springs Farm, its butcher shop, and restaurant that serves up breakfast and lunch.

Walden Park is a new home community just about nearing completion with only 1 homesite left. The original builder was Brentwood, but homes are now being built by Ryan. Just over 100 homes make up the neighborhood.

The architectural style can best be described as craftsman and is similar to that in Baxter Village, but at a fraction of the price. Homes in Walden Park are less than 8 years old. The Brentwood homes were built of hardiplank while most of the Ryan homes are vinyl, some with stone accents.

Home prices in Walden Park range from around $180,000 to the mid-200s. Most floor plans are 3 to 4 bedrooms with 2 1/2 to 3 1/2 baths and are 2,300+ square feet.

One of the most appealing things about Walden Park are the larger than average lots for a new development, especially in this price range. Many lots are close to 1/3 of an acre providing a generous amount of space to enjoy the beautiful Carolina weather. Harris St Park is located just across the street and Riverview Elementary is a short walk away.
