Parade Charlotte 2013

Evans Coghill RiverwalkSeveral Fort Mill area developments have homes included in the Parade Charlotte 2013. This free new home tour started last weekend and will continue this weekend (April 19-21) and the following weekend (April 26-28). Homes will be open for viewing Friday and Saturday from 11am-6pm and Sunday from 1pm-6pm. Whether you are in the market for a new home or just touring  new homes to get design ideas for your current home, Parade Charlotte is an easy way to see many homes in one afternoon.

In all, more than 70 homes in the Charlotte area are included in Parade Charlotte. They can be viewed at www.paradecharlotte.com.

Evans Coghill has a home on tour in Baxter Village as well as one at Riverwalk in Rock Hill. The Baxter Village home is located at 1004 Periwinkle Lane and has 5 bedrooms, 3900 square feet, and is listed at $619,000. The Riverwalk home (508 Jones Mill Lane) is 3 bedrooms, 2,500 square feet, and is listed at $325,000.

Saussy Burbank also has a home on tour in Baxter Village as well as two homes in Riverwalk. The Baxter home, 444 Hollyhock Lane, is 3 bedrooms, 2,500 square feet, and $251,380. Both Riverwalk homes are on Herrons Ferry Rd. One is a 3 bedroom home selling for $254,900 and the other is a 4 bedroom home listed at $308,100.

In the Springfield Development, David Weekley Homes has their Model Home on tour. Pictures of the home can be viewed here. The home is 5 bedrooms, 3987 square feet, and has a 3 car garage.

A second David Weekley home can be viewed in Massey, a new development out Doby’s Bridge Rd. This home has 4 bedrooms and 3263 square feet.

David Weekley Building in New Section of Springfield

The new road has been paved and building is ready to get underway in the new phase of Springfield, a popular Golf Course Community in Fort Mill, SC. David Weekley Homes will be the primary builder in this new section (Evans-Coghill owns a few of the lots) and their furnished Model Home on the corner of Hambly House Dr and Wessington Manor has recently opened. The lots in this new section have golf-course views and are among the most attractive lots in Springfield.

David Weekley Homes has built more than 70,000 homes in 16 cities. They have built numerous homes in Baxter and are currently building in Massey.

Prices for David Weekley homes in this new Springfield Manor section start at $479,000 and square footage ranges between 2,800 and 4,000 square feet. Seven different homeplans are being offered including The Hazelton, The Bridger, The Wingate, The Fenwood, and The Kendrick.

The model home is The Hazelton and has 4-5 bedrooms, 4.5 baths, and a 3-car side-load garage. Adler GroveAdler Grove is a new Fort Mill Neighborhood featuring the Elements Collection from True Homes. True Homes is Charlotte’s largest new home builder, currently building in 60 communities in the Charlotte area.

There are several other new neighborhoods being constructed in the vicinity, all of which are on land that was once a part of Heritage USA. Across from Adler Grove is Bexley and on the other side of Regent Parkway is Stafford Oaks, being developed by Eastwood Homes

Adler Grove is a small development, containing less than 50 lots. Choose from 15 different floorplans in the Elements Collection, ranging in price from $174,900 to $226,900.  There is no Model Home in Adler Grove, but you can visit the Sales Center in nearby Wakefield to get information on Adler Grove.

There are currently a number of homes under construction that should be ready for occupancy soon. Homes in Adler grove will range from 3-6 bedrooms and 1,600-3,500 square feet. Exterior construction is vinyl siding with cedar and stone accents. Homes feature 2 car garages, plenty of windows, and wood floors in the living areas.

About half of the lots overlook the small lake that is behind the old PTL property. The tower seen in the picture has been unoccupied  for over 2 decades and its fate is unknown. Morningstar Ministries owns it and the surrounding buildings.

Avery Lake Fort MillAvery Lake is a Fort Mill Neighborhood consisting of a variety of housing: single family homes, townhomes , and apartments. Located off of Steele Rd, it consists of approximately 200 acres donated by the Close family to provide affordable housing for Fort Mill residents.

Most of the housing has been built in the last 10 years by Community Housing, Inc. There are only about 6 lots left to build on with 15 floorplans to choose from. Resales for single family ranch homes, which are typically 3 bedroom/ 2bath and around 1,000-1,2000 square feet, range from $100,000 to $150,000. Fort Mill Neighborhoods: Palmetto Plantation

Palmetto Plantation is a quiet, established neighborhood with a prime location next to the entrance to Tega Cay. The neighborhood consists of 125 single family homes built in the mid to late 90s. If you are looking for a ranch style home, you’ll find many to choose from in Palmetto Plantation. Most homes are 3 bedroom/ 2 bath, around 2,000 square feet and sit on lots that range in size from around 1/4 to 1/2 an acre. Beautiful mature landscaping can be found throughout Palmetto Plantation. In contrast to some of the nearby neighborhoods in Tega Cay, lots in Palmetto Plantation are flat for the most part. Prices typically range from the high 100s to the mid-200s.

Fort Mill Neighborhoods: Whitley Mills

Whiltley Mills is a Standard Pacific Homes neighborhood located in Fort Mill just off of Pleasant Rd. This prime location is walking distance to Pleasant Knoll Elementary and is also in close proximity to Baxter Town Center. There are 2 sections to the Whitley Mills Neighborhood. One is made up of single family homes on lots of approximately .2 acres and the other section which is across the street is composed of townhomes. Most homes were built between 2006 and 2008.

Whitley Mills is a friendly sidewalk community with a centrally located pool, playground, and clubhouse. An active HOA puts on community events throughout the year including a Fall Festival and Chili Contest.

Most homes in Whitley Mills are 3 bedrooms/ 2 1/2 bathrooms and range somewhere between 1,500 and 2,500 square feet. Homes typically sell between $175,000 and the low 200s. You’ll find most homes have a well landscaped yard, a 2-car garage, and spacious open floor plans. Many homes also have granite counter tops and stainless steel appliances.

Whitley Mills Townhomes

The Whitley Mills neighborhood is part of the Fort Mill School District and residents attend Pleasant Knoll Elementary, Gold Hill Middle, and Fort Mill High School. More info on the Fort Mill School District can me found at the district website.

Take Exit 88 (Gold Hill Rd) off of I-77 and turn right. Turn left on Pleasant Rd and right onto Whitley Mills across from Pleasant Knoll Elementary.
